Texas Tax Liens are a dud, John. The Dallas sherriff's sale is a zoo with mostly raw land ( or insiders have already cherry=picked the deals), Denton County is rigged and Collin county ain't talking.
On the other hand, I get calls thru my Loss MIt business from people in property tax trouble. I can get them loans if the number is high enough but it is a solid op for 18% first year, 25% second year and 50% APR the third year. If they default, you foreclose.
The reply from Cpifer is right on track...while there are tax sales in each of the TX (252) counties, it's actually hard to keep your money working year round.
I've bought a lot of TX Tax Certiificates, never got to keep the RE, and while I did make good money, found it very hard to keep my money working all the time.
I do see TX deals frequently and if you'd like, next time I see something down there will be glad to let you know.
