Terminating Month To Month Tenancy

My lease expired, we're month to month. tenants paid 2 months in advance. can i raise rent effective 30 days from the notice to raise rent (asking that they pay an increased amount over what they paid in advance)? AND can i evict them with 30 days notice and refund their advance 60 days payment. they deposit it directly into my account, so technically, i don't collect it conventionally...this is residential, non-rent-control in L.A., CA. your thoughts?

    This is a great site for advice, and people are very happy to share their experiences. But you shouldn't rely on anything you get here as a definitive explanation of the law. Your situation is a bit unusual and your best bet is to go and speak with a local real estate attorney. Good luck.
