Tenants Wants Rent Credit After Moving In

OK, I had a tenant move in to a property last month. When they signed the lease, they stated that they wanted to move in ASAP. There was a leaky faucet in the 2nd bathroom that needed fixing and I told them that was poending due to parts availability. I asked them to wait till it was fixed before moving in, but they said no problem, we want it and can live with it.



They moved in and it took us another week plus to fix mostly due to parts and scheduling around the tenants hours.



So this month they are asking for a discount on the rent due to the "inconvenience". They "appear" to be good tenants so far but I do not have the history to make that kind of judgement. What to do in this situation? I would like to be fair but at the same time not a pushover.

    It can be a big issue, foundation issues, expansive soils, poor drainage.

    Ask for a 5 day extension just for that issue.

    Replace the glass top at your expense. If the oven is at least six years old, may be cost effective to just replace the unit. Since renters rarely have the correct cookware for glass top burners, buy the traditional electric coil burner style range for your property.

    These tenants have been with you over two years and are not planning to move, so why make a big issue out of a freak occurrence that is relatively inexpensive to fix?

    Chalk if up to wear and tear, replace the glass top, and move on. If these are really good tenants that you want ot keep, you might consider replacing the pan.

    Two weeks after the due date? That would make me really nervous.
