If I tenant just up and leaves before a lease is up can you take them to court(if you can find them) to get the rent for the remaining time of the lease?
In most (if not all states) the tenant is responsible for the lease, however, you have the obligation to try to find a replacement tenant as expeditiously as possible. The current tenant will be responsible for your costs in finding a new tenant.
So the tenant that left still owes on the remainder of the lease, and the costs of finding a new tenant while you are collecting rent from the new tenants? ALso, Im in Michigan.
You will incur costs in finding a replacement tenant, (advertising,cleaning, etc.). Once you find a new tenant and the new tenant begins to pay rent, the obligation to pay rent on the broken lease ends for your old tenant. In other words, you cannot collect rental payments from both.

i beleive it also includes the money spent on advertising to get a new tenent in there
