Tenants Damaged Wall In The Hallway While Moving In
My section 8 tenants damaged wall in the hallway while moving in.
Not a big deal as far as fixing the drywall but association of the building clams that all walls in the hallways now need to be repainted because it’s impossible to get perfect color match and they want $800 for that job to be done.
At this point I am considering
1. to dispute association’s opinion – seams unfair to me.
2. talk to my tenants about paying for the damage
3. asking section 8 for their opinion on the mater if tenants wont pay.
I was wondering if some had similar experience and could advise me on possible solution in the situation.
Thank you!!!
Alex
I think the associaiton is a little unreasonable. One entire wall may need to be painted because of the patchwork, but I don't see the need to paint all walls.
A good painter should be able to get the color match close enough to satisfy the casual observer especially if the association already knows the exact color to order. I would be inclined to dispute the association's position, but, I would be open to paying to have the wall repaired and that one wall painted.
Take pictures of the damage before repairs and see if you can get your tenant to reimburse some or all of the expense. Section 8 does not reimburse you for tenant abuse or damage, though they may put some pressure on the tenant to do so. If the tenant can not reimburse you all at once, work out a monthly installment plan.
How much could it possibly cost to paint a few walls?
Can you do it yourself? will they let you?
Buy a few gallons and go at it.
#1. Most paint stores can match paint perfectly using a sample and computers. Sounds like the association is being taken for a ride and they are trying to pass the cost to you.
#2. If need be, match the paint yourself and touchup the wall.
#3. You should be able to subtract whatever costs incurred from the tenet's deposit.
Thank you, everybody!
That's what I'll be doing.
Happy investing!
