Tenants Breaking Lease - Not Paying Rent

I own a Owner-Occupied 2 family in New Jersey. My tenants upstairs want to break the lease to move into a bigger apartment. They have stated they are leaving March 31st. I informed them that they have to continue to pay rent until the apartment is rented. I am aggressively trying to find a new tenant .

They put a note on my door last night stating that they are not paying what they call "the last months rent". They said I can take it out of the security deposit I have. This is obviously not cool and it is stated in the lease that upon their lease completion, they will receive the security deposit within 30 days.

What should I do? It is the 2nd of the month... Should I try to evict? Will that void their lease? Please help me. I am a new owner and need some advice.
