Tenants Are A "crapshoot"!

I just signed a year lease with a nice young couple last month. They moved in one week and the next week, I get a call from her saying they found out he had been molesting a teenage niece, and that she has left the house. Now before I go any further, I have contacted an attorney, and am waiting for a callback.........
Since they were both on the lease, does this make the lease null and void?
I want him out, but he has only been accused, but not convicted. Any ideas?

    Depends on state law, some states do not require that a wife who leaves for her safety etca be held to the lease. As to the husband, who knows? being a criminal in Oregon won't make you lose your lease.

    what risk is there to the other tenabts if he stays, and you had knowledge of the issue.

    There is a definite risk to the other neighbors, and to me, too, if I just sit on my hands and don't do or say anything at all.
    I talked to the guy today and I told him, nicely, that this changes everything, and that the lease was no longer enforce. His wife's income was considered when we entered into the lease agreement and they both signed. I also told him some of the neighbors had complained to me after the police came to pick him up, and that living there probably wouldn't be that pleasant for him anymore. He has agreed to leave.
