Tenant Wants Pets
I recently leased my home when I purchased another. The tenants are wanting a puppy. The original lease drawn up by realtor left out anything related to having pets, but only had a clause of "illegal" pets. So we are forced to wing it and negotiate on the fly.
I said ok and agreed to $250 refundable and $250 non-refundable.
The tenant now wants 2 pets. He asked if I would accept $500 non-refundable.
Is this fair for both in you ropinion or should I also make him pay $500 refundable?
It seems a bit excessive so I am unsure. So far in 4 months, they have really taken care of the property well and have paid perfectly.
What would you do?
Personally I allow pets if I have to to get a place rented quickly- as long as they are not allowed on any carpet. Which is to say, if you have carpet on your floor, you will be replacing it once the dogs move out. So make sure, one dog or two, that the payment/deposit is sufficient to replace it or that the carpet is worth less than the cost of finding a new tenant.
