Tenant Lied To Me Several Times/not Paid Rent Yet

I have a tenant who lied to me 5 times (said he mailed the check to me 5 times when he never did) about why his has not yet paid me for January 2005 rent. I filed a notice to quit and he has until Feb 8th to move or eviction will continue. Even if he does pay me for Jan and Feb, is it better to just get him out since he takes up a lot of my time and lied to me several times? By the way, I inherited this tenant when I bought the building several months ago. I could definitely find a better tenant then him, but than I need to spend $1,500 to upgrade the apartment, and than go through the handle of re-renting it. What would you do?

    Evict ASAP. Never give your tenants any slack when it comes to money. give notice the day after the rent is due - keep the presure on until they are gone.
