Tennessee doesn't publicize notice of defaults. The notice of sale is the only preforeclosure data available. When it is made public the first time there are only 20 days til the auction.

What is required to bring the loan current? Are there any attorney fees if it's a non judicial state? Is it possible to negotiate the costs of making the loan current? When is it too late to pay the arrearages? I have heard in Tn you have until the day of the auction. Anyone know for sure?

I am asking because I am considering taking a house subject to that's scheduled for auction in 11 days. I haven't consulted with an attorney and my forms aren't state specific. Should I let this one go and wait until I am better prepared?
