Technical Issues With Double Closings

A double close has a technical issue. To close the 1st transaction requires the cash from the second. The cash from the second can not be released until the title is ready for transfer. A buyer can not offer a mortgage to their lender until they have title and they can not have title until the cash is released. Hence a bit of a chicken and egg issue.



A double close might take a few days so that everything can appear to have settled in the right order (escrow makes a series of linear activities appear to happen at the exact same point in time).
