Tax Lien Cert. Transfer

Hello, first I would like to say thank you for setting up a site as informative as this one. I hope you can help me. I have two questions that run of each other. Any feed back is much appreciated.



There was an auction for tax liens in my town and a company purchased a tax lien cert. on a friends property,, I want to help my friend out but I want to keep myself covered should he not repay me.. So basically I want to keep a lien on the house but I would hold it ( and just give him more time ).. winning bidders usually give a year to pay off the debt, and my friend is running out of time. I want to have the lien transferred over to me. Can this be done.. so that the city recognizes that I own the lean now and not the company?



Second, say the company doesn’t transfer liens but gives the owner the opportunity to pay off the debt, can I go to city hall pay off the debt and have a new tax lien put on ? This way at least I can be protected so if he doesn’t repay me I can be safe with a lien that has the power to evict him if need be. He has until April to come up with the funds or the company can foreclose, I want to just add a few more months ( interest free ) to help him out. does time repayment come to play if I did it this way,, does the city set the new date? Or can I extend it as long as it is longer then their original year term?.

    i have talked to the holder of the lien, and they are going to transfer the lien to my self,,

    just in case. What is the process to forclose on someone? should i get a lawyer? what does it usually cost? how long does it usually take?

    so i just finally foreclosed on the property with the land courts in Boston and now i need to get him out of the house..

    Is this like a normal eviction where i have to take him to housing court... do i have to give a notice,, if so how many days.. 72 hours, 14 days or 30 day..
