If there is no redemption cloud all you need to do to transfer is to type out a new deed. You don't transfer a deed. You transfer a property. or actually title to a property.
You may want to do some research on what type of deed to use.
A Quit Claim Deed transfers your interest, if you have any, with no guarantees on title quality.
A Warranty Deed guarantees (Warranties) title is good and you will defend it in Court. It also guarantees other things as well.

Do you live enear the County where the property is?
If so go to the Recorders office. The County office where Deeds are recorded. They will show you how to check the deed fairly quickly and it's free. Ask them where IRS liens are listed too.
You might also call a Title Company. In some areas they will sometimes give a free Verbal O&E (Owners and Encumbrances).
Cool.. yes I am near the property, also it is in Alabama. The quit deed from the owner might be imposible, I believe the owner is deceased. BUT the info you have given me is priceless. Thanks!

To sell the property you would use a deed.

There shouldn't be a redemption cloud. I need to know the steps I need to take to transfer the deed. I am also going to call the courthouse on monday.

I was curious so I checked your profile. Is this property in Alabama?
You can get around the three year legal window by getting a Quit Claim from the old owner. Then you will have a better title. Probably insurable.
