Question On Tax Sale - Parking Lot / Driveway

A Texas tax sale is coming up, where a property cross connects two streets at a corner running behind a store. Kind of a back alley driveway, but is being used by a connecting property mechanic garage as their parking lot. I assume the owner of the garage building has no idea that the parking lot is on tax sale auction. (School district taxes against an estate)

Area is 300 ft x 36 ft and starting bid is $100.

If I can get control of the property, do I have to allow the garage to park or pass thru? They have another way onto there lot.

Any issues I should be aware about?

    Their garage has drive thru bays, so I would only be stopping them from pulling all the way thru. Forcing them to use the public streets for parking.

    Your first potential buyers are normally the adjacent property owners. So, I could sell it to the garage owner or front store owner.

    I can rent/sell it to someone with a portable building, make it a secure parking lot, rent out spaces like a flea market, turn it into a car wash, make it a used car lot, almost any business that needs a small parking lot and/or building.

    as for the portable building, check out what the zoning of the property is. That will tell you want you can do.

    The controlling it and then sell it it or an easement to the mechanic and other store owner sounds like a good idea to me, esp if you can get it dirt cheap.

    I like the way you think Ricky. You want to check and see if there is a recorded easement across the lot. If you are picking it up for taxes it may be easier to pay you off and buy the lot than to fight with you.

    Here is the Follow-up:

    I found that the property was in the past plats considered Easement & AlleyWay, but there were several bidders for it at the auction. Starting bid was $100 and it sold for an amazing $18,000. More than what I wanted to chance.
