Tenant In Common Investments

Am thinking of exchanging equity in my apartment building. I have looked at Tenant in Common type investments. Wondering if others have had experiences with these? Does one still maintain some control?

    Take a look at http://www.for1031.com I did several TIC deals with them. What you get is a long term (20 years) triple-net lease providing a consistant income and any property appreciation on future sale. Current properties are in the 6.5% cash flow range. The TICs have complete control for property sale but no control on operations, except they can fire the master lease and terminate the lease if they want.

    There are many issues involved with these types of investments and the suitability depends on each investor. I would recommend attending a number of seminars on TIC investments so that you meet a number of TIC Brokers and TIC Sponsors (syndicators) so that you get a good feel for the industry and the players. You can ask all the questions that you want. I would be happy to provide you with a list of TIC Brokers if you would like or a list of upcoming seminars that we are guest speakers at.

    You also need to research the different players and whether they sell these TIC Interests as a real estate interest or as a security interest. This is a hot debated issue in the industry right now and most attorneys take the position that it should be sold as a security interest and not a real estate interest. This outstanding risk will hopefully be resolved by the SEC and/or NASD shortly.
