Targeting Subdivisions 2-6 Years Old

Is it a smart idea to target "newer" subdivisions pretty houses that are about 2-6 years old (i.e. with flyers, advertising, etc.) to get them to call me and then take the property subject to? The planned exit strategy would be to lease option the property to a tenant/buyer, owner finance or cash out (if possible). For those who have found houses like this, how did you make it profitable?
