Targeting Specific Foreclosures

In my county I can get information online almost the day that the foreclosure proceedings start and the court documents are even scanned in. They include information on how much the owner owes and even a copy of the mortgage.



If you have this much information, and you send letters to these owners, do you change what you say in the letter at all specific to the information you know? I mean, if you know that a certain situation is going to be best for a short sale (not much equity) as opposed to something like a sub-to, do you direct what you put in your letter to their specific situation in any way or simply send the same thing to everyone?

    The idea is to just get them to call. However you have to do it...get them to call.
