Target Areas

I have been reading this forum and dabbling a little here or there with no luck. How exactly does one go about finding a good target area to send mailers and such to other than just a preforclosure list? I did a preforclosure list and sent out personal letters and got 2 calls but not what I was looking for.

    Well I would like to get involved in purchasing preforclosures and such Subto. Would my best bet just be going to the courthouse, getting the list, and sending letters like that? I see everyone talk about target areas and sending mailiers but dont' really know which area of CREI it applies to.

    You will find preforeclosures all over the county. You can narrow them down to your farm area.

    A lot of people may pick a particular farm area because they know the area. I amlooking for farm areas of lower income people. Better cashflow.

    As to preforeclosures, I work them all over the county and am looking to expand into 2 more counties. There are only a few areas that I am not interested in when it comes to preforeclosures.

    So it sounds like you need to do some more readind an work things out.

    You say you have been dabbling. That might be a clue as to the low results.

    How many items did you mail? A 1-2% response rate is a good response. That means people who contact you, not that you have a deal.

    It is a numbers game.

    Now, remember that if you do one deal and make some money you can afford to be sending out a lot of post cards, letters, etc. So even if it takes a while and you spend a lot on postage the upside can be very good.
