Talking To Potential Sub 2 Sellers
I'm wondering whats the best way to draw out the motivation, or potential motivation in a seller when trying to buy sub 2?
I start out the conversation like:
"Hi, My name is Joe, and I'm calling in reference to the for sale by owner sign, is this the owner?"
Then I say:
"Can you tell me about the house a little?"
After that I say:
"May I ask why you're selling?"
Then they either say they are in the middle of building another house or moving to another. Then I ask if the current payments are a problem and if they need someone to take them off their back , and so far they say everythings fine and I say if things dont work out, please call me back and we can work something out and get you a fair price, ok? they say ok, and we part ways.
Is there a better way to handle that? or is it that they arent the motivated sellers that I'm looking for.

FSBOs are usually not the motivated type.
A motivated seller will contact you for help based upon your marketing efforts.
Those are the ones you want.

Boy, I'd have to agree with that.
Marketing also comes in more than bandit signs. Here's an example.
I was landscaping a foreclosure that we have when a guy from across the street came over to admire my trailer!
Well, to make a long story short, his girlfriend was selling the home across the street. We talked a week later & I walked out of the house with deed in hand.
My marketing? I was in the right place at the right time.
Other marketing? I make it a point to talk with as many of our property's neighbors as I can. Why? Maybe they're about to sell, or maybe they'll sell in the future. I give them our card: OurLastName Properties, LLC, Specializing In One To Four Families, 540-xxx.xxxx.
Folks seem to trust me much more quickly, especially when the see me in the neighborhood, working on our properties.
I do have bandit signs on the properties that we own too -even the corner on which we live in; they read: I buy houses. Call MyName anytime at 540-xxx-xxxx.
