Tactics For Showing Your OCCUPIED Wholesale Deals To Investors?

How are you guys showing your wholesale deals to investors - are you telling the homeowner upfront that you may assign the contract? I was told by a "guru" to tell the homeowner that you need to bring an inspector through, and that you need the house empty for an hour, but I am not the lying type, and am looking for a solution that works for everyone.

    We use the inspector or contractor reason and it works most of the time.

    Do you tell them they need to leave the house? Do they just give you a key no questions asked?

    I use the partner clause in all my wholesale deals. I explain to them that my partner is the acutal money person and to ensure his/her money is safe we need to have complete access to inspect the property. I ask permission to place a lock box on the door so that I can inspect when the homowner is away. I havent had any problems with homeowners that live in the property however, if dealing with tenants then it becomes a little more problematic.
