We use a Guarantor on all our college student leases. The Guarantor, usually a parent, becomes responsible for the rent in the event the tenant is unable or unwilling to pay. This set-up has worked very well for us. In five years, we only had to proceed against the Guarantor in two cases.
Landlords should use the following phrase more: "I am sorry to hear you are having problems with your neighbor Mr. Tenant; you should call the police."
90% of your tenant on tenant or tenant on neighbor issues would go away.
I hate Sec Deps. They are next to useless.
Please explain what a "Surety Bond" is and how it works.
