Sun Room- Patio Cover
Hello, I know this question would depend on the area, but would adding a patio cover and a sun room add to the resale value of a house? This would be for my personal residence and would this add the square footage of the house? Thanks for any responses.

I would like to hear some remarks to this questions also. I added a sunroom last year , and alot of people said to me, You just added alot of value to your home. So I was wondering if this really add value.

Is this a prefabbed patio cover, with aluminum covered panels and slider windows?
Look out on these. Many are cheap junk, heavily promoted and poorly installed by poorly trained subcontractors.
Many suffer condensation (Mold warning) on the connector joint material, or on the panels themselves unless there is an adequate insulation system and thermal break in metal channels.
Little value there.
Will you treat it as a three-season room, or heat and cool it for year round?
Higher value addition if it can be included as conditioned living area. A three season room would be classified as "other" square footage, not Heated living area, ergo, at a lower value per square foot.
Local conditions reign.
Is it a typically expected improvement in your area/neighborhood?
Higher value addition if "Yes."
Lower value addition if "No."
Or will it be a "real room," with framed walls and roof, properly insulated with "real windows," insulated floor slab, and heated and cooled for year round use.
The gain should be higher with a thoughtfully planned installation, but you will probably not gain value equalivalent to your investment.

Hi,
I believe I have added value, because I already had a concrete patio slab and awning , so a carpenter friend of mine done the suroom for me at a fraction of the cost it would have cost me from a company.
He enlarged the concret slab 4 ft on each side, constructed 2x4 walls covered with drywall, and put windows all around. He also took down the awning, and put on a shingled roof tied into my house roof. He also called in a electrician friend who ran a seperate electric line and outlets to the room.
I was able to go and find very good insulated windows in the bone pile at a window company ( 50.00 each ), bought a portable heating and air cond. unit and it can be used year round, so I spent about 7k for a 30k room.
I believe I will recoup all the money spent, so if you can do some of the work, and find materials at a bargain you can recoup your investment.
Yes Mike we got a permit , but there was no certificate of occupancy issued to me. I guess that is something I should check on from the city. Not sure they issue you a certificate, just come out and check after work is completed, AND RAISE YOUR PROPERTY TAXES.

I have not heard any other way to do it besides removing the glazing and takeing the window out. I just did two the other day. Use a heat gun to remove the old glazing take the glass to the hardware and have a new piece cut to size. It really is not that much work just a little running around.
