Suggestions And Comments Please

This maybe a little different, but I really need your suggestions and comments please. Bear with me a little while I give you a little background.

I have been exposed to the world of creative RE investing for about one year or so. Before that I had acquired a some properties (the one I live in and a few rentals), by conventional means. I do not consider myself a pro investor or anything like that; just someone with a regular 9 to 5 job (which I like), and a few investments on the side.

I belong to an immigrant community which likes to get together periodically and try and help each other in various life matters. Last year, one of the community leaders decided to enlighten the community on matters relating to real estate. So he invited a local real estate agent to come speak to interested members of the community, to open their eyes to the possibilities of acquiring property. At the time I was out of town, but I was later informed that it did not go too well. The agent came to try and list houses (from people who are mostly renters). As well, the agent tried to show people the properties that he was listing at the time. The audience expected to be educated but got a long sales pitch.

This year, the community leader decided to do things a little differently. He thought of getting someone with whom the community could identify. So he approached me (being someone who already owns property) to come and talk in front of the community about real estate, with the goal of clearly and effectively educating them on acquiring real estate, without trying to sell them anything. Being a member of the community, I was very honoured to be asked to do this, yet I am scared out of my wits at the thought of speaking in front of 75 to 100 people for 60 to 90 minutes.

Now, I know there are many books out there on the subject of buying a first house or an investment property. I already have a few on my shelf and I will buy a few more to adequately prepare myself before my speaking engagement in the middle of October.

My question to you is, has anyone ever done anything like this? If so, how did it go? What problems did you encounter, before, during and after? What did you focus on? What problems (and their solutions) do new or first time buyers face? Or, if no one has done anything like this, what will your suggestions be? Are there any online resources that you could lead me to?
