SubTo's On FSBO's
Are any of you finding that you're having any luck getting FSBO owners to sell to you SubTo? Just wondering. I do see a lot of FSBO's in my area, and not a lot of foreclosures to work SubTo's on.

BOY - you hit a sore spot with me. I go to the courthouse on a regular basis and lookup the pre-foreclosures. I've knocked on doors - offered 10k cash as down payment toward getting the mortgage back in shape plus moving money BUT ...NO!
It really pains me because I'll see these houses on the HUD site or a foreclosure site within 8 months. It doesn't compute why these people don't take my offer....

Part of the reason you're frustrated is that you're sorting through the hay, trying to find the needle. You need to establish a marketing program designed to get the prospective deals to call you first. Then pre-screen them. Then go to those that that show promise, you'll get more yes's, and be happier in the long run. Most people in pre-foreclosure are in denial. They're waiting for that winning lottery ticket or long lost relative with all that money to come in at the last minute and bail them out of trouble.
