Actually Sub2 investing is a terrible way to make money in real estate investing... I hear you can go to jail if you do... And if you’re a real estate agent someone told me that you could have your license pulled and could be brought on charges of lender fraud.
I would say as far away from subject to investing as I could..
You should save a bunch of money and borrow from lenders jeopardizing your credit and cash instead...
A warranty deed is a deed to property that transfers the legal ownership of a parcel of real property from the seller to the buyer, and which promises specifically that the seller has good title to the property which he or she is legally able to transfer.
So why do I need a Purchase agreement if we already signed the warranty deed?
Now I know of certain states that you are more Vulnerable to giving the property back to the original owner and paying fines for hiding ownership in a trust when doing a Subject To deal.
Proper paperwork is one of the keys to successful investing, hiding ownership is not necessarily one of them.
