I received a phone call from a distressed seller concerning his father's property scheduled to be foreclosed on next month. Here are the figures

Reinstatement $7064
PITI $520
Tax Value $82,885
MV $95,000
Repairs $2500

Any suggestions would be helpful.

    sounds like a decent sub 2 (even with the $7K to reinstate). are there any other liens?
