I have a house that I got subject to and I did not use an escrow. In escrow now to be sold to and the escrow company will not insure the title; and the old owner is un willing to work with me to sign the escrows forms so they can insure the tilte what can I do and can I refinance the home.

Using escrow when you acquired the property should not really matter IF your paperwork was in order. Has the escrow company explained why they would not insure the title? Do you have a deed? Did you record it? What type of deed did you get when you acquired the property? Did all of the owners sign the deed? Were the signatures notarized? Are there leins recorded against the property besides the purchase money financing?
