Sub To Marketing Plan - Expired Listings
Hey guys I am in the process of putting togther a marketing plan for acquiring sub to properties and am probably going to focus on 3-4 main areas, small amount of signage in specific areas, direct mailings to target area off pre-foreclosure list, use of lead generation from a we-buy-houses affiliate program and also a large # of mailings to expired listings.
The expired listings comes recommended from a couple of folks I know who have lots of experience and say they are getting away from pre-foreclosures and more towards expired listings. My initial thoughts are that the people who are not in foreclosure but have expired listings might not be as desperately motivated as those facing FC. Is it a decent plan to focus primarily on the expired listings to try and purchase sub to?

I have found that the seller motivation to be about the same with expired listings as with foreclosures.
I focus my activity with expired listings primarily with empty homes and out of town owners.
