Sub Dividing My Property...help

I am thinking of sub dividing my (1 acre)property. It is the only few left in my street that has not been sub divided yet. Every one is already on 1/2 acre. Where (building safety etc...) do I start? Thanks for your help.

PLease click on the thread a couple down from this one in the subject index entitled "Advice for a beginner." Specifically, look at one of the posts I made on 4/1/05 which currently is on page #8 of that thread. You will find an exact answer to that question.

    Hi,

I puchased his investing in land course. He NEVER sent it. He kept stalling and telling me it was a mix-up and this/that. Well, I suckered for it and he never sent it. So, I went to the credit card company and they refused to deal w/ it because it was over 60 days.

That attorney sure does know his tricks. Try contacting him sometime. He is too busy trying to fill his seminars and he makes it really confusing switching his phone numbers all the time.

I am reporting him to the Washington State Bar as soon as I get some spare time.

He did the same thing to me, but I luckily did file with my credit card company even though he kept on telling me that it was in the mail. Now I know where he is getting his money from... what a scam artist.

    Mr. Abalos,

I was about to sign up for your Los Angeles seminar & discount package
    .
You come highly recommended by John T Reed who I respect quite a bit.

However, the postings by others here on this board are quite disappointing.

In your defense, I am aware of the challenge that caused the changing of seminar dates this year. These things happen & I understand.

I would hope that you would be able to answer your critics with more tact and grace.

I subscribe to your email newsletters & find them quite intelligent & compelling. But, before I commit to spending money on your material I would hope that you find a way to restore my faith in you & more importantly your reputation on this board.

I know you will find a way.

    Best Regards

It seems that someone has been impersonating Mr. Abalos on line.

Someone is participating in a bit of character assasination & planting negative posts.

Whoever is behind this should be ashamed of themselves.

    Scott,

Go to the following site to find out the requirements in New Mexico. There is a wealth of information and telephone numbers provided to answer all your questions.

My understanding of the 2 years is that it is Full Time work.

"Per unit", it should be less, as the rate will theoretically decrease the more units/properties there are on the same contract...

    Hi Nancy.

When I said duplex, I meant the ones zoned R-2 (two family). I have never heard of the term “twin” around here, is that common in your area?

But since you said twins are single family, they are different from the duplex I am talking about. The duplex I am talking about are side-by-side units. They have one garage wall and living space wall common to both units. Many of those duplex has two units which are mirror image of each other.

I didn’t know you could subdivide R-2s into two separate lots. I guess if you do that, there is no need for HOA? After dividing them into two lots, do they become two R-1 lots? If so, the size of the half of the lot does not meet the requirement for R-1…

    I’m more confused …help!

    Thanks.

PS. I also called other city’s planner. This one sounded kinda new, and couldn’t give me much information, so I probable drive there to talk
