Typically, FSBOs publish a phone number. Why would you want to mail to them if you can pick up the phone and call? Word of advice, don't offer to buy sub-to in your mailing. That's best brought up face to face once you know the seller's situation and motivation. Paperwork? Get your closing attorney to help you with that.
Since you're new, you are better off reading the free articles here, and read the past posts in several of the forums (especially the sub-to forum if that's your interest). Once you have your ground under you, so to speak, buy one good course like John Locke's on sub-to and follow what it says (I hear he gives great phone support for free). You'll get a lot of forms in the course...just have your attorney tweak them for your state regulations.
