Sub-2 Signing Over A Deed?
How does one go about doing that? Do I contact an attorney or is that something that could be done with me bringing contracts to the kitchen table.
I just wantto know how many different parties I need to get involved for a sub-2 deal.

it's can be done at burger king as long as the papers are notarized. but I wouldn't get a deed unless you knew they had clear title....so do a title search first before you get the deed.
As long as you have the proper forms you can do it at the Sellers kitchen table. Just have a Notary present when you do go.
I'm a realtor in Georgia who is just beginning to expand my mind and learn more about creative financing and investing. We have been taught that Georgia law requires attorneys to handle the closing. While this is currently being challenged in the courts, you may want to check with your state's real estate commission to verify that you can legally close your own transaction.

what I usually do is work out the details of exactly how much the seller is going to get in cold hard cash say its 2000 dollars I would then structure the deal so that he gets most of it once he has left the house. something like this
25 for signing the contract, 400 once he deeds it over and then 1575 once he has left.
I would also get a mortgage authorization letter so I can check on exactly how much has been payed on the mortgage and then I would go down the courthouse the check that there aren't any other leans that he forgot to mention.
As long as everthing is coposetic I would proceed.
