How much research have you done in the pursuit of this service your looking to provide? I would start with its' student housing office and find out if a needs exists, if so, your own your way.
The need exists at the school I am trying to work with. What I need to know is how to approach the school, though. my partner and I are analyzing a few angles, but would always love to hear new approaches! We want to make sure we cover as much as possible.
I would check to see if the school requires their students to stay on campus for lodging. I know of a few that require students to only stay at their dorms while they are attending, and some just for the first year. If they do not, what is to keep you from having apartments near enough to the campus to appeal to students, even without school collaboration?
I am looking at off-campus housing. apartments/houses for students. I am also looking at creating a housing certification format in conjuction with the school in order to ease their fears of sub-par housing. What do you guys think about this?
I will have to say that when you rent to students you will have a higher turnover. And when you have high turnovers, you get a lot of moving in and out. That will be hard on the property. Also high turn overs take up more of your time interviewing people. You will probably get a good dollar if housing is in high demand... how much. Can't say...
