Statute Of Limitations...

2 years ago, I bought this land from a friend that did not give me contact to the real owner. He took care of all the paperwork. I also gave hime a finders fee. Now I realized that part of the property is a wet land. And the city is taking me to condemnation proceedings because they don't want to pay me what I paid for. Teh question is: Can I still sue this ex-friend and seller for scamming me.

    You can always sue.

Can you make the case work and receive compensation? That is a different question. Even if you win does anyone have any money? Will the amount you win be worth the cost?

It sounds like you over paid for the wetland. The city will pay what it is valued at.

With friends like that, who needs enemies. You might have to cut your losses on that one. Good Luck

I think this error can work on my behalf. They rushed the paperwork and put my name on title as a single person instead of married and community property.

You clearly need to see a lawyer who can look at the whole deal and tell you if there's any possible claim you can now assert.

Please don't rely on the readers on this or any other RE site to answer your specific legal questions.

Readers here are for most part not lawyers...and even if they were they don't have nearly enough info to even start to give you a good legal opinion.

Any lawyer is going to make you produce ALL the facts & the whole story before venturing a professional opinion about any suit you may have.
