Sorry to hear about your loss also. When you write your contract you need to put a lot of outs in it. Subject to financing 30 days with a 45 day close. Inspections clauses. If this was private deal, you should always deposit your earnest money with a Title Company or an Attorney that does closings so your money is protected. You can always get a mortgage company to give a letter that you could not qualify to buy the property if you already were in escrow. You should take some classes about investing before you lose any more money and only give $1000 down, $500 if you can get away with it. Good Luck
