Starting My Last Phase Of Marketing B4 I List W Agent...(m)
I did my marketing in phases. The 1st phase I posted my property for sell in the newspaper and on the newspaper's website, I also listed it with one of those house and apartment hunter agencies. I received a few calls from the newspaper ad but they never panned out to be much. My next phase was to buy a for sale sign with a flyer box. I put that out this past Tuesday. Each week I've been doing something different. I told myself that I would only try to sell it myself for a month. Now next move which I'm doing tomorrow is emailing all the real estate companies in the area of the house the specs on the property and offer a 3.5% commission for the buyer's agent. The flyer states a price for a conventional sell, and a price for a L/O sell.
Has anyone gone this route before? If so, what were your results?
Listing it on the MLS will be my last step. I'm about a week away from that phase.
I'm hoping to generate more interest this way and sell fast.
What do you guys think?

reasons for a nosale are priced to high, poor marketing, or poor curb appeal. or any combo. of the three......km
When I listed in the paper, I didn't run it days straight, I ran it on the biggest news circulation days. I ran it like Fri-Sat-Sun. Sun is the big paper day. I ran it for 3 wks. I'm wondering if I should have run it during the week too. But that would be really expensive.

did you rehab this property, or do any work to it? What is FMV and what is your sell price currently?
Don't assume listing with a realtor will sell it faster.
When running ads, I've been using a trick I learned on another forum recently. Start your listing with a number, e.g., "2 BR, Rent to Own..." I've even changed my "I buy houses" ad to "1 Buy Houses." (look carefully). Looks a bit confusing, but who cares? It's now the first ad you see under "Homes For Sale!" Most papers use software that sort the ads such that an ad with a number is listed first, before any that begin with words, then it's alphabetical. "1" is best, if you can figure out a way to use it. maybe, "1-5 BR, Rent to Own..."
Dave, I didn't have to do anything other than a thorough cleaning to this property. We also had the carpet professionally cleaned. FMV for my property is between 268-276k. When I advertised in the paper, I didn't put a price. I did the whole No Bank Qual. 100% Owner Financ. type ad. I am going to try one more ad in the paper that is circulated locally to that property.
As far as marketing to realtors I don't want to list with them right off, I want them to bring me a buyer or lease option buyer.
Loon- The idea about putting the number first is a great www.idea.I'm going to try that.
