Standard System For Rehabbing
can anyone recommend a standard system for there rehabs? what to do first - last?
do you hire a gc to complete the whole job?
sub everything out?
from reading a lot of post people seem to rehab these houses in 30 days or less. i just did my first one and it took me 90 days from start to listing. 30 days sounds super fast but would love to know how it is done.
it must be the shoes or the system
I would say it has a lot more to do with experience - way more.
rehabinator-can i ask you what your order of contractors is?
electrician-painters-then carpenter ect.
wow. that is exactly what i was looking for. for my first rehab i felt like i was all over the place. painter and carptenter were bumping into each other.
do you pick out all of your materials (toilets, lights, cabinets) or do you have the contractors do it?

You have different options. You can choose the commission percent up front and disclose that [ I would draft that up in writing too if you do sell to their client] e.g. "I offer 1.5% commission to brokers. If that is acceptable then we can show the house to your client". or You can say, "sorry but I am not offering a commission to brokers". You can state this also in the ads you run in the newsapaper. "Brokers Welcome at 1.5%" or "Please no Brokers"
You will definitely be approached by brokers interested in getting your listing if/when you are not able to sell it on your own. Personally I would welcome brokers at the lower percentage and advertise the house at a little higher price to account for this as long as it is still within market rates. Slightly below market could help you to sell fast depending on your area. I am assuming you are having an attorney draft up your offer form and P&S, have him draft up a disclosure ont he rate you offer Brokers too if that is what he www.advises.Good luck!

With the 1.5% it turns that situation into more of a win/win.
