SS Rep Calling The Seller

Have you ever had a instance where the SS Rep has called the seller to ask them anything? Just wondering how much communciation is initiated from the SS department to the seller and what would be an example of that communciation.

    sure. the deal still has to go thru the seller, even if you're speaking to the rep on the seller's behalf. i wouldn't worry about it. when you close on a short sale, the bank doesn't show up, the realtor, the seller and yourself do - so the will always be intimately tied into the transaction (in my experience). they even got a few rejected offer notices from the bank - which i didn't particularly care for, but hey .. i didn't appreciate them knowing what i offered the bank for thier home (in case they took it as insulting).

    I do all the communication with the bank and my name is on all the documents sent to the bank (HUD, P&S). But I have a partner who does all the leg work and actual face to face with the seller. Just wondering if the SS Rep ever called the seller and meantioned my name, the seller would not know who I am. It cold be akward.

    that's wierd that the seller doesn't know your name. i have sellers call me twice a week asking when we're going to close! i tell them to not worry about this side of things, i'm handling it with the bank and that's that.

    We divide and conquer. He has his day time hours fee, and I am in an office. He gets most the papers signed using the LLC name, but the P&S is blank. I usually go on the P&S because I have a great funding source and I am the one talking to the bank.

    I have definitely had the SS rep call the seller. One case just recently. The rep called the seller, and then told her she would do a loan mod. Sale is in two weeks. She hasn't heard anything, but the rep is telling her she is working on it. I was not aware the rep was working on this with the seller until the bankruptcy trustee told me the house was not being sold. If the loan mod is worked out, it will be back in foreclosure again, the husband is moving to Cal., and will not be income supporting. His orders are only minimal child support. Oh well, see her later down the road. Hope I get to deal with this rep again.

    Hi Brenda,

    It doesnt happen all of the time, but I have also had Loss mit /reps call the seller and tell the that they have rejected my offer and throw out one last stance to the homeowner that their credit is going to be ruined if the homeowner doesnt pay. The last homeowner that this happened to told them to xxxx off, and to take my offer. Guess what they did!

    The L/M reps can be funny animals sometimes!
