i seen home online-called office-was told it was a divorce case-search court records-found home owned by single man-NOT A divorce.
numbers:
asking price $400k-home in $400k neighboor (comps from sales in last 6 months).-owe $300k-pre foreclosure-absentee owner-2nd agent, who showed me the home said i must bring pre-qualifying letter with any contract--would you try a short sale-how would you get the agent to gt the owner to sign the mort. auth. form,which allows me to talk directly with the mortgage co, and what promises do you make to the agent as far as commission goes--would you offer them a 2nd at closing for their comm.? Thanks In Advance-You Give Great Advice!
ps: from list propertyt been seen not sold by about 15 people according to isgn in sheet at the home..

    thanks-would you offer the loan balance within 3 days to accept-the owner is in jail i heard/think-after viewing the home i think this offer of 3 days would flush out the truth from the agent with this 3 day offer- they do not know that he is a single man and not a divorce case as they reported to me last week-what do you think-over 20 others have viewed the property but have seen that they could build one in the sub division for the same price (lots are $45k each)-the conps show houses smaller in size sold for $400k- last month-what would you go from here?     The loan balance plus realtor fee and closing costs is a good start.
