So Where Do I Start With My Buyers List?

All,

I have located a property in a market that is in another state. I have tried to go through the investment clubs, as well as any "we buy ugly homes." ads in their local paper. Do you have any other suggestions on where to locate a buyer for a quick wholesale? The property is in Washington State.

    if you have any friends, family, etc ... in WA state, then ask them if they see any of the "we buy homes" signs on the streets up there. that's probably an obvious idea that you've already tried, but if not, try it. then look at yellow pages online and look for real estate investors in the city the home is in.

    Hi Alan,
    You'll probably get more money from an interested first-time buyer. Your normal way of selling this to such a prospect would be to advertise in the paper. Something along the line of, "Quick sale, ideal for first-time home buyer." or, "Investor or handyman special." A couple of questions come to mind. Would you be able to buy the home yourself if you didn't find a buyer? Do you know how to do a simultaneous close or assignment of contract? How much under market is the home you're buying? Just some stuff I was wondering.

    What part of WA state? I know an active investor club in southern WA (near Portland OR) and I have some contacts in Seattle. A long short if a group in the tri-cities area. Again, where in WA will change who I point you towards.

    Alan,
    I may be too late, but I have started my buyers list. You don't want to put "We buy Ugly Homes" listings in the local paper to find a "Buyer".

    I used something more along the lines of "Investor/Handy Man Specials, call for listings 555-5555" It's worked very well so far. And you'll want to pre-screen all the callers, make sure they're serious.

    Maybe even make a quick website where they can go, send you their contact information through email and you can get back with them laeter that day.

    And just add that to your classifieds listing "Investor/Handy Man Specials, call for listings 555-5555 www,what ever you want to make your web site called, com"

    I have a website, and it generates A LOT of leads for me, once I start my marketing for motivated sellers I think it will be hard to keep them all fed, lol.

    You could also try running an ad for that house in particular. Put the address of the house in the paper. This way people will know what they are buying. I would only do this if you have an agreement signed.

    I dont know why my other posts aren't showing up on this.

    But PM me, I can show you how to get some buyers, pretty easy. Also I have a website, that I use to get buyers, you can take a look at it so you can see it's not that hard to do.
