Small Claims - I Need Some Help.

I am in upstate NY. Tenant skipped out. I located her in Sunflower County, Mississippi. I did skip trace and have an address. I would like to file in small claims there to get a judgement, but they are telling me I need to be present in court. I'm having trouble finding an attorney in that area to represent me. Have any suggestions for me? I have already filed in NY, but I can't get the judgement unless she returns.

    I have a tenant that I evicted. I know where they live and work, but my attorney says it is not worth pursuing them. They can skip town, may break up, file for bankruptcy, etc. I may get a judgement but never collect. I don't know how much your tenant owes you. It may still worthwhile to pursue them in Mississippi.

    We bought our first SFR with cash we had on hand. In retrospect, we would have financed and kept the cash. In order to get the equity out of the property I am having trouble finding someone who will give me a HELOC on the property above 70%.

    I will never do that again.
