Showing Wholesale Properties

If I have a property under contract and want to wholesale it to a buyer to rehab and he wants to get inside to look, how do I handle that when a Realtor is involved?

    I dont know if this is an answer or a question.

    If you made an appointment to see the house and took the buyer, would you have to tell the realtor exactly why he is there?

    Maybe you could lead her to believe he is looking at fixing the house for you. I dont know if that is legal or ethical or not?

    Is it not true that the buyer is there to evaluate the property as and for rehab? What's to explain? "This is the rehabber who'll be working on the property."

    When you talk about it, tell the truth: "I get properties rehabbed so they can be moved into." You do not claim to do it yourself. But you are the guy who gets the process going! Without the wholesaler coming along to get it to a rehabber, it doesn't happen. It either waits longer to happen, or eventually the property goes under the bulldozer.

    The realtor has no grounds for concern, and if he asks, the truth is the greatest answer: "This is the guy who'll be rehabbing the house." You could even add, "After I get my interest in it."

    You dont have to say a thing! Just tell the realtor you want to walk back thru the property and bring you buyer. You dont have to mention you flipped it to this person...
