Most people associate buying or selling houses with Realtor or real estate agents. This is because the only houses they know are the ones listed by Realtors. It follows that most people looking to sell their house talk to a Realtor.

If you are thinking of hiring a Realtor, there are some important considerations to make:

i) Commissions - most real estate agents charge between 3% to 6%. You therefore need to have enough equity in your home to cover these fees. If you do not have the equity, you must be ready to pay for it from your pocket or look for alternative means to sell it.

ii) Repairs - You do need to have your house in good shape before you can hire a Realtor. Otherwise you mist need for other ways to market your house. Secondly, banks will need a clean inspection report before they can finance their properties.

iii) Competitive pricing - In order to sell fast, your house must be priced competitively especially in a depressed real estate market. If possible pricing it below similar houses in the neighborhood will get it sold faster.

iv) Marketing - once you list a house with a real estate agent, they market the property for you through the MLS and sometimes through their networks. This means it stands better chances of selling faster. You must market your property aggressively in order to sell fast.

What to do if you cannot sell through a Realtor

Marketing is the number one consideration of whether to use a Realtor or not.

i) Flat fee listing - there are Realtors that charge a flat fee to list your home in the MLS. This means you get the same exposure you would get if you hired a Realtor. However, Realtors will still need a commission if they find you a buyer. You must allow this room for commissions for Realtors.

ii) Marketing - advertise your property on all the online on offline sources you can find such as Craigslist, newspapers and other publications. You must have maximum exposure to sell fast.

iii) Paperwork - Selling a house requires tedious paperwork, which you must be ready to handle.

iv) Real estate investors - Real estate investors will help you if your house needs repairs or has little to no equity. They will handle paperwork for you and have flexible solutions to fit most needs.
