Should Offer Be Included In Solicitation Letters To Owner Of Vacant Property

I hope I word this correctly. When dealing with vacant property and you have been unsuccessful in locating the owners phone numbers, should I include my offer in my initial letter to the owners?

    My vote is NO do not include an offer. What are you offering? You know nothing about the situation or the condition of the house. How do you prep a seller for the low (read fair) value on the home in a letter?

    I don't wan to give anything to the seller that may turn them off, plus they may start shopping the deal around. If one person is interested there may be others that are interested also.

    I wait until they call me gather a bit of information and then call them back when I control the call.

    Great question! How do you send a letter to the owner without saying that you're interested in the property. I agree that you shouldn't make an offer because you don't know the situation but I just don't see any way around making it clear that you're interested and would like to talk with them about the possiblity of purchasing the property.
