Should I State The Facts?

First of all, I am into the assigning contracts method. When I have a deal to sell, I know I should advertise as Investor special,ect. , but should I include that I am looking for an Investor to assign cotract to? I knw that if it is a great deal and they are getting it for cheap it shouldn't matter how it is bought but is this an important part of the ad? Or should I just wait and tell them that part once they have decided to buy it? I just don't know what would be the right form of advertising for my method. Input appreciated. confused

    No, there's no need to mention that in your ad. An Investor is primarily interested in the numbers of the deal. If they make sense, he will not think negatively about whether the deal is an assignment or not.

    Thanks, that makes alot more sense, I didn't want to be do something wrong without asking someone else if it was a good idea or bad idea first.

    Your seller has signed a "Purchase and Sale" contract with you. So you have an ownership interest in the property and a little control over what happens. You can make it difficult for the seller to go "around you" and sell to someone else.

    I believe your BUYER will know about the assignment, because you are signing an "Assignment of Contract" form with them, NOT THE SAME Purchase and Sale Agreement.

    And they will all meet in the closing room anyway. My experience is the BUYER usually knows and the Seller usually should receive a late call telling them about the assignment or they simply find out AT THE CLOSING.

    And they shouldnt care that you are making a few bucks.

    IF YOU ARE MAKING BIG BUCKS and you are afraid to upset people, you may have to double close in separate rooms.

    Your title company should have experience at both types of closings.
