Should I Make A Mobile Home Park
I have 12 acres of land full of chicken trees, I had thought of making a mobile home park, rent to own strick rules etc. but need some input on where to start, for development, leveling, septic, water etc. and is it worth it?
The first thing is to check with the city/county on zoning if any. Since you will be using a septic system most jurisdictions require a minimum 20,000 sf lot. This will mean you can place approximately 24 units on the 12 acres. You will have to have the land perc tested. You also have the cost of putting
in streets,driveways,and septic systems. Figure it will cost approximately $10,000.00-$15,000.00 per lot to develop.
My idea is to start w/ 6 or 5 developed lots, depending on the size restrictions for the septic stuff. Should I be thinking of buying the mobile homes and renting them to own or renting the land for them to live on. I was thinking to buy them and renting them, but it seems many people just let them rent the land?
