There is no need unless you are dealing long distance and by mail. If this is the case, to protect yourself, I would then ask that they notirize thier signature.
Some contracts, in order to be valid, must be notarized. This is the case with Leases in WA State, of 12 months or longer...if not notarized, they're void ab initio...meaning bad from the gitgo! And of course, as we all know, by law, nothing can be recorded in deed records unless it is notarized.
