What Is Starting Ss Offer With A Mobile Home?

I have the chance to short sale a mobile home. The home needs some minor clean up and $1900 HVAC WORK, the unit is adjacent on 4 acres of cleared land. One acre has already been approved for another mobile home. The tax apprasial for the land is $20,000, the unit is 70,000 the total is 90,000. The asking price is $105,000. The homeowner owes around $94,000. The lender will short sale before the house goes to foreclosure. How much should I offer for the short sale? Help me, please.

    a single wide trailer will depreciate. a double wide in a restricted development will not depreciate if it has a brick crawl space. i buy these foreclosures. now they do not appreciate like stick built properties, however, they do not depreciate.
