Your question has been asked and answered a zillion times.. the best response would be to suggest that you spend an hour or ten reading thru the posts on this Forum. Embrace what makes sense... discard what sounds like nonsense (a lot of both on this Site) and then come back with a specific question. There is also a lot of reading material in the articles (or essays) section... and a few folks have written comprehensive manuals.... including the revised (2005) Short Sale Primer.
