First, you want to find the property. Drive around looking for houses that may be eligble. Also, check the legal notices of the paper.
Once you find a house, get a Loan authorization on the property. This will allow you to get an exact payoff for the property. Once you have this, determine how much you want to pay to make profit, then make an offer, with the aproval of the owner.

If you are just starting out, before you go looking for prospects, make sure you understand how short sale qork, and how to pre-qualify both a property and a homeowner before you spend too much time on them.
