Short Sale Comps

If your realtor is unable to help you get comps for a short sale, how do you get the comps to send to the bank? Do you use the internet?

    To answer your question, I guess I'd like to know what do you mean by "your Realtor". Have you contracted with him/her to be a buyer's broker? Or, is this somebody you know that you are asking a favor from? The broker or broker's agent who has introduced you to the property? The broker or broker's agent who will present your offer to the listing broker?

    If you are contrated with a broker or broker's agent to find a property to buy, and have tentatively identified a property, that broker or broker's agent should have no problem allowing you to research prior sales, pending sales, and expired listings to help you establish a range of value for your 'subject' property pursuant to the preparation of your offer. This market data can be used to manufacture 'comps' in support of your Offer.

    The internet has market data available. So do most public libraries. So do municipal tax assessors offices.

    If your Realtor can't get you/let you research comps to support a short sale there are a number of other resources.

    Rather than enumerate them, I'd suggest just getting another Realtor because it's (MLS) the most abundant & the easiest solution to your problem.

    Remember, Realtor's work for a living so if you want the source available to you, you have to throw them a bone every once in a wihile. If not, they wont help you at all.
